Here are three examples of creative ways we’ve solved our client’s dilemmas.

The real estate market has been difficult for many over the past couple of years. Recently, our team worked with buyers and sellers who have had unique challenges that required custom strategies to help them secure a home. Today I’ll discuss three creative strategies we implemented to assist struggling clients in completing their transactions:

Strategy No. 1

Amy and Sam were outgrowing their home and needed to purchase something bigger for their growing family. They knew their home would sell quickly, but they were concerned about finding another home in this fiercely competitive market. Our team was able to sell their home for a fantastic price and secure terms so they could stay in the home for an additional 90 days after closing. Then, our team used creative marketing strategies to find more inventory for them to choose from. They were able to find a bigger home with almost everything they wanted, and they secured a deal without having to overpay or waive their inspections. That allowed Amy and Sam to feel confident with their new purchase.

Strategy No. 2

Susan was thinking about downsizing and moving into a retirement community. Her children had just moved out and her home was simply too much to keep up with any longer. However, she didn’t want to go through the time, money, and hassle of decluttering her home or dealing with multiple showings. We were able to market Susan’s Glen Allen home to our extensive databases and match her with a buyer. He was able to purchase the home as is. By using creative marketing, our team was able to find the ideal buyer without having to go through the traditional listing process.

Strategy No. 3

One of our agents connected with a homeowner who was thinking about selling their home if they could get the price and terms that they wanted.  With the homeowner’s permission, our agent shared the details of that home with our team.  Another team agent's clients, Gary and Helen, were interested and would be willing to meet the seller’s terms.  The buyers were able to preview the home, and our team helped facilitate an off-market deal that benefited all parties.  

This creative networking allowed the seller to get the best terms, and allowed our buyers to secure a home without competition.
